RUPCO purchased the vacant property at 97-101 Clinton, located
in the City of Kingston. The purchase was a partnership between
Rural Ulster Preservation Company and the City of Kingston.
The Clinton Avenue property, which was most recently a boarding
home, has changed owners numerous times over years, and has been
left to deteriorate. This property is a historic 4000 sq ft Calvert
Vaux inspired turn of the century gothic revival country home. RUPCO
and the City of Kingston split the acquisition cost of the building.
In addition, the City of Kingston will pledge funding to help revitalize
the building.
Construction started in November 2006. Anticipated occupancy is
slated for early summer 2007. 97 Clinton Avenue will provide 4 condominiums
for purchase when complete.

The Stuyvesant Hotel
Our excellence in community rehabilitation speaks for itself in
the rehabilitation of the Stuyvesant Hotel, located in the heart
of the historic stockade district, on the corners of Fair and John
Streets in Kingston. The structure, which had been vacant for over
ten years, was in severe disrepair. Acquired by RUPCO in 1991, the
Stuyvesant Hotel was restored to its original grandeur in 1993,
serving as a pioneer in the revitalization of the Fair Street neighborhood.
The restored Stuyvesant Hotel won architectural awards from The
American Institute of Architects Westchester/Mid-Hudson Chapter,
First Honor Award, New York State Association of Architects/The
American Institute of Architecture for design excellence, the 1993
Affordable Housing Award and has graced the covers of numerous community
preservation publications since its restoration. The Stuyvesant
Hotel currently houses the offices for Rural Ulster Preservation
Company, Portobello Restaurant, and forty one bedroom units for
senior and disabled adults.

Hunter Street


Located at 134 Hunter Street, in Kingston’s Historic Rondout area,
the 7,500 square foot building had been vacant. The structure was
originally constructed in the 1860s, and once housed storefronts
on the Ravine Street side.
Rural Ulster Preservation Company saw the building as a prime structure for rehabilitation and community reinvestment. The rehabilitation project completed in 1990, created seven apartments for the disabled, and for families.

Hasbrouck Avenue
Our Hasbrouck Avenue property, located in Kingston, was a vacant building, in desperate need of repair, when we acquired it 1998. We restored the property, bringing it back to its original architectural splendor.
The restoration was completed in 2000 and provides six, safe and affordable residences. This property is designated for single family, head of households, who where homeless or about to be homeless.
Our Hasbrouck Avenue property also posses an inviting courtyard, which provides an enjoyable outdoor space for the families that live there.

Park Heights
RUPCO completed construction of Park Heights in August of 1999. Park Heights, located in Rosendale, was designed to offer independent living for elderly, disabled and handicapped households.
Park Heights’ unique design focus on community has won numerous
awards. The forty 1 bedroom apartments open to a beautifully landscaped
courtyard that provides a private, yet spacious outdoor area for
the community to enjoy. The community room is the focal point of
this courtyard. The result of this design is that tenants have independently
created a tight nit community, with a self-created community group
that organizes dinners and other events open to all residents. Due
to the strong curb appeal and this tightly knit community, Park
Heights is an affordable housing development that the residents
of Rosendale are proud to have in their town.
Park Heights was financed with the 9% low-income housing tax credit (LIHC), an extremely competitive funding source in New York State. These credits generated $2.4 million of the total $3.6 million total project cost. Additional financing sources were: NYS Housing Trust Fund, FHLB of New York Affordable Housing Program grant, and a conventional mortgage from Ulster Savings Bank.

Van Buren Street
RUPCO acquired two vacant lots from the City of Kingston. The parcels located on Van Buren Street, in the City of Kingston, had been vacant for numerous years. RUPCO constructed 2 new homes on the parcels and sold them to income eligible first time homebuyers.
The 2 story homes, were constructed to replicate the architectural
elements of the existing homes in the neighborhood. Looking at the
streetscape the homes blend perfectly within the neighborhood. The
exterior offered maintenance free vinyl siding, an architectural
shingle roof with a 25 year warranty, covered front porch and a
one car concrete driveway. The interior is 1264 sq. ft. and has
a full basement for utilities, 3 bedrooms, 2 1/2 baths, oak kitchen
cabinetry, Energy Star appliances, hardwood flooring in living spaces,
carpet in the bedrooms. Each home offers ample closet space and
a full attic.
These homes were both purchased by first time homebuyers enrolled
in our NeighborWorks® HomeOwnership Center First Time Homebuyer
Program.
