Nestled beside the forested trails of Franny Reese State Park, Silver Gardens is a new supportive community for seniors. Located in the Hamlet of Highland, this development has 57 thoughtfully designed one-bedroom apartments for people 62 and older.

Amenities include elevator, free electricity thanks to energy-efficient design, free high-speed internet, community spaces, tenant-paid laundry, direct trail entry to Franny Reese State Park, and convenient access to transportation, shopping, and health services.

Silver Gardens is an accessible environment and houses multiple units adapted for mobility impairment and hearing/vision impairment. In addition, all units are adaptable for wheelchair accessibility.

Support When It Matters Most

 Over half of the residences—29 apartments—include rental subsidies and on-site case management through an Empire State Supportive Housing Initiative (ESSHI) grant funded by the NYS Department of Health. These homes are reserved for older adults who were once without stable housing or faced the risk of homelessness. The remaining 28 apartments provide affordable options for seniors living on fixed incomes, with rents set for households earning between 50 and 60% of the area median income.

 At Silver Gardens, support goes far beyond housing. Residents have access to wraparound services designed to foster stability, independence, and connection. Services include:

  • Individualized Support Plans tailored to housing, health, and benefits needs.
  • Self-advocacy guidance to empower residents to make informed choices.
  • Community integration and resource development to build natural support networks.
  • Health and wellness support, including nutrition education and physical care coordination.
  • Medication management and training for safe and effective self-administration.
  • Social activities to reduce isolation and encourage connection.
  • Education, vocational, and job readiness opportunities for those able to work before retirement.
  • Private transportation to ensure access to medical care and essential services.
